We are seeking a highly driven Fit-Out Manager to take full ownership of all interior fit-out and joinery works for one of Dubai's tallest and most prestigious ultra-luxury residential towers (300m+). From the FiP mock-up stage through to final key handover to residents, you will be accountable for the end-to-end delivery of all interior works - including engineering, shop drawings, planning, quality control, supervision, and snagging.
Operating on the developer side, you will lead, coordinate, and challenge the appointed FIDIC Engineer / Consultant and all contractors under your scope, ensuring uncompromising quality, flawless execution, and on-time completion in line with the tower's world-class standards.
Key Responsibilities Project Ownership- Manage the complete fit-out and joinery scope for all units, penthouses, Sky and Ocean Villas, lobbies, amenities, podium areas, and common spaces.
- Oversee all stages - from shop drawing approval, mock-up reviews, and procurement sign-offs to installation, snagging, and final key handover.
- Direct the internal supervision team and the appointed ID supervision consultant, ensuring aligned objectives and peak performance.
- Manage and drive contractors and consultants under FIDIC terms, ensuring adherence to quality, timelines, and specifications.
- Act as the single point of accountability for all ID-related site activities, proactively resolving technical, design, and execution issues.
- Review and approve shop drawings, material submittals, and mock-ups in alignment with design intent and luxury benchmarks.
- Conduct daily site inspections and implement corrective actions immediately to maintain pristine quality.
- Ensure integration of MEP, structural, and architectural elements without compromise to design or finish.
- Enforce strict quality control processes to achieve zero-defect handovers.
- Monitor and update fit-out progress against the project programme, identifying risks and driving mitigation measures.
- Oversee sequencing, logistics, and site access to optimise workflows and avoid rework.
- Lead and close out all snagging / de-snagging efficiently before client inspections.
- Coordinate closely with in-house Design, QA / QC, and MEP teams to maintain alignment on standards and resolve conflicts.
- Represent the developer during inspections, client walkthroughs, third-party audits, and handover events.
- Bachelor's degree in Architecture, Interior Design, or Civil Engineering.
- Minimum 10 years of high-rise luxury residential or 5-star hospitality fit-out experience, including 5+ years in the UAE.
- Proven track record delivering full ID scopes in super-tall towers or ultra-luxury developments.
- Strong expertise in bespoke joinery, premium finishes, and high-end detailing.
- Deep understanding of shop drawings, technical detailing, QA / QC systems, and contract administration under FIDIC.
- Experience managing consultants and contractors to deliver world-class fit-out execution.
- Knowledge of BIM processes is a strong advantage.
